The Energy Certificate is a document that contains a set of detailed information about the characteristics of energy performance of a particular property. By classifying the property on a scale from A + (More efficient) to F (less efficient), the energy certificates also allow to obtain information on improvement measures that allow to reduce the energy consumption and improve the comfort of a property.
This document is required by law to:
- New buildings;
- In the purchase, sale, leasing or rental of real estate;
- Existing buildings subject to major rehabilitation interventions, that is, interventions in the surroundings or in the technical installations of the building, which cost more than 25% of the value of the building.

Required Documentation
- Up-to-date Registry or Permanent Certificate of Land Registry (mandatory on the date of the technical visit);
- Updated Land Registry (mandatory on the date of the technical visit);
- Floor plan of the property;
- Technical data sheet of the equipment installed for the production of domestic hot water, for example: water heater / boiler / thermo-accumulator (if technical plates of the apparatus are present and not legible);
- Technical data of the equipment installed for air conditioning, for example: air conditioning (if the technical plates of the apparatus are present and not legible);
- If there is air conditioning equipment, the Qualified Expert must have access to the equipment outdoors.
In case of a recent dwelling (licensing after April 2004), a copy of the following documents is also required:
- Thermal Behavior Project;
- Housing Technical File;
- Additional technical documentation (relating to construction systems, materials, etc.);
- In case there was a change in the thermal behavior fraction (proof of the same - workbook, statement of the responsible technician).
Shelf Life
The term of validity of the energy certificates, defined by ADENE - Energy Agency, vary according to the type of building and its use:
- Residential buildings - 10 years;
- Small commercial and service buildings - 10 years;
- Large commercial and service buildings - 6 years, for SCE certificates issued up to April 30, 2015;
- Large commercial and service buildings - 8 years, for SCE certificates issued after April 30, 2015;
- Buildings in coarse - 1 year;
- Existing commercial buildings and services that do not have an updated maintenance plan - 1 year;
- Existing commercial buildings and services subject to Energy Rationalization Plan - 6 years, for SCE certificates issued up to April 30, 2015;
- Existing commercial buildings and services subject to Energy Rationalization Plan - 8 years, for SCE certificates issued after April 30, 2015;
- Commercial buildings and services, for sale or lease purposes - 1 year.
